Glossary
This is a basic glossary only and is not intended to be a comprehensive or legal definition of the terms.  Be sure to also see our Frequently Asked Questions section which provides some detailed answers to your questions.


ad valorem tax
a tax levied according to value, generally used to refer to real estate tax (also called general tax)


buffer zone
a strip of land, as a park or similar use, that separates lands of different use (e.g., residential from commercial)


building code
an ordinance that specifies minimum standards of construction for buildings to protect public safety and health


building permit
written government permission for the construction, alteration, or demolition of an improvement, showing compliance with building codes and zoning ordinances


commercial
a type of zoning that restricts a property use to business facilities


demographic
pertaining to the characteristics of human populations, as size, growth, density, and distribution


density zoning
zoning ordinances that restrict the maximum average number of houses per acre that may be built within a particular area


developer
one who attempts to put land to its most profitable use through the construction of improvements


easement
the right to use part of the land owned by another for a specific use, such as right-of-ways or utilities


improvement
1) any structure, usually private, erected on a site to enhance the property value;
2) a publicly owned structure added to or benefiting land, such as a curb, street, sidewalk, or sewer


infrastructure
the basic facilities, equipment, services, and installations needed for the growth and functioning of a community or country


investment
money directed toward the purchase, improvement, and development of an asset in expectation of income or profits


levy
 to assess, seize, or collect; to levy a tax is to assess a property and set the rate of taxation


lot-and-block system - (recorded plat)
a method of describing real property that identifies a parcel of land by reference to block and lot numbers within a subdivision nonconforming use - a use of property that is permitted to continue after a zoning ordinance prohibiting it has been established

Acronym for Oklahoma Conservation Commission.


ODWC
Acronym for Oklahoma Department of Wildlife Conservation.


OSU
Acronym for Oklahoma State University.


real estate
land; a portion of the earth’s surface extending downward to the center of the earth and upward infinitely into space, including all things permanently attached, whether artificial or natural


real property
the benefits, interests, and rights inherent in real estate ownership


residential
a type of zoning that restricts a property use to residential living riparian - of, on, or pertaining to the bank of a river, lake, or stream

Acronym for Spring Creek Conservation Coalition.


subdivision
a tract of land divided by the owner, known as a subdivider, into blocks, building lots, and streets according to a recorded subdivision plat, which must comply with local ordinances and regulations


subsidies
financial assistance given by one person, group, or government to another


USFWS
Acronym for United States Fish & Wildlife Service.


zoning
an execution of police power by a municipality to regulate the use of a property
